What is required to book a condo?

A $300.00 pre-payment (booking deposit) is required to reserve a condo. The remaining balance can be paid as late as 6-weeks prior to your arrival.

What is the cancellation policy?

Once your reservation is confirmed by the Reservation Confirmation Email, all payments are non-refundable and there will be no refunds given for any reason, including reasons such as inclement weather and Guest Family emergencies unless you have purchased RedSky Travel Insurance Protection. If you have purchased RedSky Travel Insurance you may contact RedSky to submit your claim. PKRM strongly recommends that you protect your vacation investment with RedSky Travel Insurance Protection.

How far are you from the beach?

The resort is not far from the beach, but the Purple Parrot primarily attracts families and Perdido Key does not have sidewalks along the road. That being said, I never feel comfortable advertising the resort as within easy walking distance. The best stretch of beach is about 2 minutes away by car and, though it is not the closest beach, it is definitely the nicest. I am referring to the National Park area and they have restrooms, showers, picnic tables, a walking trail, and covered pavilions in case anyone gets too much sun. More importantly, the Park area is the only area on the island with lifeguards. So, you can see why I recommend the short drive. The closest beach is the public beach access and is ½ to the park area.

Above our office doors is a sign 12 feet wide that reads "VACATION RENTALS" and has the Perdido Key Resort Management logo on the left-hand side of the sign.

The office closes at 5:45pm and we are closed on Sundays. Know that we can make arrangements for you to arrive after-hours or on Sundays if your travel dates require.

Please let one of our Vacation Planners know that you will need arrival assistance if you plan to get to Perdido Key outside of the office's hours.

What time is check-in?

Check-in is at 4PM. If you arrive early (after 1130am and before 400pm), we will not turn you away. You may not be able to get into your condo yet, but we will certainly allow you to enjoy the pools while you wait. Please let us know if you will be arriving early so that we can have your pool passes, parking passes and check-in paperwork ready for your arrival.

*Please note that these times are not a guarantee, but that every effort will be made to have your condo available by 4PM. Delays may be expected, especially during the Summer months, due to our commitment to provide pristine conditions and high standards of cleanliness.

What if I cannot be there before you close the office?

We have people check-in late every week and the process is simple. It is your responsibility to let us know that you are going to be late. Call us in the office at 850-492-9999 to let us know and we will walk you through the late-arrival process. Be sure to have a pen and paper ready to write down the instructions.

What do I need to do after I've checked into my condo?

Upon initial arrival, it is your responsibility to inspect your rental, as any damages or maintenance issues not reported will be deducted from your damage deposit. Please notify our office within 24 hours of any maintenance items that arise during your stay. Guests will be responsible for any damages or replacement costs that arise during occupancy.

Can I bring food and drinks to the outdoor pool?

Generally, no. You may bring water and kids juice pouches/box out to the pool deck, but no other food or drinks may be on the pool deck unless purchased from the Tiki Bar and Grill when open. At no time is glass allowed onto the pool deck, in the pools, or in the hot tub. Leave all glassware in the condos.

What are the pool and fitness center rules?

The indoor pool and fitness center hours are 8AM-10PM.
The outdoor pool hours are 9Am-10PM
There is no lifeguard on duty.
Children under 16 must be accompanied by an adult.
No glass is allowed in the pool, on the pool deck, within the fenced area around the outdoor pool, or fitness center areas.
No running or rough play.
The hot tub and fitness center areas are limited to guests 16 and older.
Guests should have their pool passes with them at all times when using the indoor pool, outdoor pool, or fitness center (1 per person) - The number of passes which will be issued is based upon occupancy of the unit reserved and must be worn while at the pool.
The pools and fitness center will be closed when lightning-producing storms are in the area. No grilling on the pool deck or within the fenced area around the outdoor pool.
No outside food or drinks are allowed on the pool deck or within the fenced area around the outdoor pool when the bar/grill is open.
Additional rules may be posted and promulgated pertaining to the usage of the swimming pools, fitness center, parking, and other amenities.

Important: When the Tiki Bar and Grill are open guests may only bring bottled water and juice boxes/pouches to the pool deck or within the fenced area around the outdoor pool. All other food and drinks on the pool deck must be purchased from the Bar & Grill.

Does the Purple Parrot have a bar on-site?

Yes. The resort has a Tiki Bar and Grill on site. PLEASE NOTE: The rental office has no control over the hours of operation, days or times of the year in which the Bar/Grill is open. The Vacation Rental Condos are managed by Perdido Key Resort Management, the Bar is not. No Refunds or Rent Reductions will be available due to the Bar/Grill being closed.

When do we have to be checked out?

Check-out is promptly at 10AM. This means that we need to have everything (pool passes, pool keys, and condo keys) back in our office by 10AM. No exceptions unless authorized by our office at least 48 hours in advance. Our housekeeping schedule is distributed days in advance so we know how to staff for our departures. Guests who are not checked out with the office by 10AM may be charged as per our rental agreement. Sorry to be so tough on this one, but we want the folks staying after you to have a good experience as well and it takes time to get these condos cleaned up properly - especially the 2-story two and three-bedroom condos.

What do we do to check out?

Bring everything issued at check-in back to our office. The keys belong to the condo owner, not the rental office. Consequently, they have a replacement value of $25 per key. It is important that they are returned as we issue these same keys to the next guests. If we are not in the office when you leave, please place the keys and passes in our green drop box to the right of the office doors.

CHECK-OUT CONDITIONS

  • Load and start the dishwasher.
  • Remove all food, bag all trash & place it in the dumpster.
  • Ensure that all furniture is returned to its original placement.
  • Leave beds unmade and set the thermostat to the cooling mode set at 80 degrees in the summer and the heating mode set at 50 degrees in the winter.

 

PLEASE NOTE: Guests which do not adhere to the check-out conditions will be charged for excessive cleaning. The cleaning fee imposed is not to pick up after you, but rather to sanitize the condo prior to the next guest's arrival. The housekeeping should expect to launder the linens, sweep, mop, and sanitize bathrooms and kitchens. The housekeeping should not have to rearrange furniture, take out bags of garbage, or wash the dishes you dirtied. Please leave the condo in the condition you found it in upon arrival. Please remember that, unlike a hotel room, these condos are privately owned by individuals like yourself.

How many cars can we have?

You may have up to 2 cars on the property per condo reserved. All other vehicles will have to park outside of the resort gates. Street parking on Perdido Key Drive is prohibited by county ordinance. Do not park on the sand around condos or over curbs. Boats, RV's, fifth wheels, personal watercraft, as well as any and all trailers are strictly prohibited. All guests must keep the parking pass prominently displayed on the dashboard when parking on the property. Failure to do so may result in towing at the owner’s expense.

What if we want to have party?

If you are planning to have a party, it will probably be best that you make reservations elsewhere. There are no parties allowed on the property. Ever. Unauthorized activities will cause forfeiture of your deposit(s) and subject your rental to additional charges or immediate cancellation of your reservation. The Purple Parrot is a family resort. If at any point in time, the police are called out due to a disturbance coming from your condo you will forfeit your deposit(s), your rental will be subject to additional charges or immediate cancellation of your reservation and you will receive no refund or rebate for time unused.

What should I know about lost or stolen items?

Perdido Key Resort Management and the Purple Parrot Resort are not responsible for any personal items which may be lost or stolen from your rental. This includes items left behind following your departure. If found, you will be notified and given the option to pay for their return.

How many people can be in the condo?

Including all adults and children (regardless of age).

  • One bedroom condos can have up to four (4) people.
  • One bedroom with loft condos can have up to four (4) people.
  • Two bedroom condos can have up to six (6) people.
  • Two bedroom suite condos can have up to six (6) people.
  • Three bedroom condos can have up to eight (8) people.

What will happen if I bring more people than are allowed to be in the condo?

You must be 25 to rent a condo - no exceptions.

Your reservation is subject to immediate cancellation or additional charges if you have brought more guests than allowed. Please note that fire safety codes and insurance restrictions place limits on the number of guests residing in these units. The occupancy limits, or property restrictions imposed by the condo owner, are what dictate how many pool passes are allotted upon arrival. Additionally, you are never allowed to sublet or have roommates when renting for an extended stay.

How old do I need to be to rent a condo?

You must be 25 to rent a condo - no exceptions.

All rentals are to families only. No exceptions. NO property/unit will be rented to vacationing students or to anyone under 25 years of age unaccompanied by a parent. We require one (1) parent for every three (3) persons under the age of 25. The parent must be present at check-in and must remain in the property at all times during the reservation. PKRM rental properties are closely monitored for violation of this policy. Violators will be subject to expedited eviction and forfeiture of all rental payments with no refund. In accordance with Florida State Statute 509.141, reservations made under false pretenses are null and void and check-in will not be allowed. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay.

Also, curfew time for 17 year olds and younger is 10:00 p.m. Parents/guardians must accompany their children when using the pools and are responsible for the actions and behavior of their children at all times.

What happens if someone damages a condo?

Each condo is individually owned, therefore furnished uniquely to the homeowner's liking. Please respect this, as you are responsible for damages to the rental caused by you or your guests. If damages exceed your security deposit you may be liable for any charges in excess of your security deposit. Those charges will be billed against the credit card on file.

Can I smoke in the condo?

No. If you're a smoker you must go outside off of the condo deck, have all doors and windows closed so that the smoke cannot get into the condo, and be sure not to bring the lingering smell back into the condo. Guest understands that ALL PKRM PROPERTIES are “Non-Smoking” properties. Smoking is not permitted in the Property or in the common areas of the Property. Guest understands a sanitation fee of $1,500.00 minimum will be charged if smoke is detected in the Property at any time.

Can we bring out pet(s)?

No. The resort has a strict no-pet policy for renters. If a pet or evidence of a pet is found, eviction and per the terms of our rental agreement you will be charged $1500. You may also be responsible for additional expenses for the restoration of the property if expenses exceed $1500.

Are there any nearby Pensacola Hotels?

No, and you should read our page about why renting at the Purple Parrot is better than staying in a hotel room.

What Should I Bring?

Guests sometimes forget to review the list below. Do not spend your vacation at the store - come prepared!

  • Beach Stuff - sunscreen, flip flops, beach towels, beach chairs, coolers, beach toys, sunglasses, camera, video camera, etc.
  • Kitchen items - food, paper towels, condiments, coffee filters, laundry detergent, extra trash bags, dish detergent, etc.
  • Bathroom items - extra toilet tissue, shampoo, bath soap, detergent, toothpaste, grooming necessities, etc.
  • And MOST IMPORTANTLY plan on bringing home some of the best island vacation memories of a lifetime!

 

Note: Food and disposables can be purchased locally at the nearby Publix or Winn-Dixie (approx. 1 mile) or Wal-Mart (approx. 6 miles).
